DEVELOPMENT

9-19 Vaughan Avenue Residences


Vaughan Avenue Group, LLC is a single purpose Real Estate company formed to build, own and operate the development at 9-19 Vaughan Avenue in Dorchester area of Boston. Dorchester is a diverse economic and cultural melting pot and it offers its residents, businesses and visitors vibrant and lively community. 


 The project site, which has an area of approximately 19,916 square feet, includes five existing  lots and is located just off of Geneva Avenue, one block from Columbia Road, and one block  from the Four Corners/Geneva Commuter Rail Station in the Dorchester neighborhood (the  “Site”). As a Transit-Oriented Development (“TOD”), the Proposed Project will supply much needed additional housing to the Roxbury neighborhood, and as well as helping to achieve the  City’s 2030 Housing Plan. The Proposed Project addresses the shortage of market-rate and  affordable housing by complying with the City’s Inclusionary Development Policy for creation  of on-site income-restricted affordable units.

 

  The overall multi-family residential proposal will contain 45 units. Seven (7) of the proposed units will be in two smaller buildings and the existing building to remain at the front of the site, with the remaining thirty-eight (38) units in the rear 5-story building along the MBTA commuter  rail tracks, in addition to 21 parking spaces in a ground floor parking garage in that rear building  (“Proposed Project”). The residence to be retained at 19 Vaughan Avenue will continue to be  occupied with a single unit. 


 Consistent with the policy goals of the City’s 2030 Housing Plan, the Proposed Project’s residential program will provide on-site market-rate and income-restricted units. Specifically,  pursuant to the City’s Inclusionary Development Policy, and based on a current plan of forty-five (45) new residential units, the proposed project will include seven (7) income-restricted affordable housing units. 


We are excited to work in collaboration with the abutters, local community groups, businesses, local and state government officials and other interest groups as we develop and build our project.
